Where is CloutHaus Residences?
At Menara TA First, 28 Jalan P. Ramlee, 50250 Kuala Lumpur, in the KL City Centre core. The site sits opposite KL City Centre; the Petronas Twin Towers are about a 6-minute walk.
Who is the developer?
TA First Credit Sdn Bhd, part of the TA Global group. TA Global was formed in 2008 and taken private in 2021.
Is CloutHaus Residences freehold?
Yes. It is freehold, on a commercial title sold under the Housing Development Act, on 2.259 acres.
Is it CloutHaus or Clouthouse?
The name is CloutHaus, written as one word, and its Chinese name is 格拉豪斯. The landscape design draws on a modern Beverly Hills mansion called Clouthouse.
How many towers and homes are there?
Two towers on one podium. The 66-storey CloutHaus tower has 615 homes on levels 9 to 63; the 58-storey tower holds Paradox Hotel and 242 Paradox Private Residences.
How tall is the CloutHaus tower?
About 276 m, with 66 storeys counting the ground and mezzanine floors. The highest floor, numbered 64, holds the sky pool.
How many homes share a floor?
Twelve on most floors. Level 49 has 9, levels 50 and 63 have 10, and levels 53 to 62 have 13.
Is CloutHaus part of Paradox Hotel?
No. CloutHaus Residences is its own tower with its own main lobby, about 30 m from the Paradox tower. Paradox provides the proposed hotel services to CloutHaus residents.
Layouts and handover
What layouts are there?
Fifteen types from 549 to 1,216 sq ft: A to N plus L1, with 1 to 3 bedrooms and 1 or 2 bathrooms. Types C, D, E and F share one 549 sq ft plan.
Which types are dual key?
Types B (1,098 sq ft), J (1,001 sq ft), M (1,173 sq ft) and N (893 sq ft). Each opens from one foyer into a bedroom side and a living side, each with a bathroom.
Are there garden units?
Three, all on level 9: a Type G with a 538 sq ft garden, a Type H with 818 sq ft and a Type I with 1,206 sq ft.
Which units face the Twin Towers?
Units 3 to 9, Types G, F, E, D, C, B and A, sit on the KL City Centre side. Types A, B and C are the view units.
Is the unit furnished?
Partially. Homes come with air-conditioning, wardrobes, a kitchen cabinet with hood and hob, a microwave oven, fridge, washer-dryer, water heaters, shower screens, a digital lock and an intercom.
How high are the ceilings?
Up to 3.0 m, or 3.6 m without a ceiling board, with 3.8 m from floor to floor and 2.8 m-high glass.
What glass does the facade use?
A 26 mm double-glazed curtain wall of tempered glass, a 6 mm solar-control pane with an 8 mm pane.
Is there a show unit?
Yes, a Type B dual-key home at the sales gallery in Menara TA One, next to the site.
Can residents keep pets?
Yes. CloutHaus Residences is planned as a pet-friendly development.
Which brands come with the home?
Gaggenau hob, hood and combi microwave oven; a Bosch fridge and washer-dryer; Gessi taps and shower sets; Laufen WCs and basins; a Yale Bespoke digital lock; and Legrand switches.
Is the building green-certified?
It is designed for GreenRE Bronze, the rating targeted for the serviced apartments. The air-conditioning is a VRF system with one outdoor unit per home.
Getting around, facilities and services
Which train stations are nearby?
KL City Centre LRT is about a 9-minute walk, Bukit Nanas and Raja Chulan monorail stations about 12 minutes, and Persiaran KL City Centre MRT about 16 minutes.
Does a unit come with a car park?
Only nine units do. Other residents rent bays in the automated car park from the management, which sets the rate.
What facilities are there?
Twenty-five on three levels: 7 on level 33, 6 on level 33A and 12 on the 63A rooftop, including a 25 m infinity lap pool, a golf simulator and a mahjong room.
How big is the pool?
The rooftop sky pool is a 25 m infinity lap pool, 1.2 m deep. Beside it is a 7 m wading pool for children.
Can residents use the Paradox Hotel facilities?
Yes, through Level 7 with a membership. Owners get a Paradox membership for an initial period, with member rates for the hotel's co-working space, pickleball court and gym.
What hotel services are included?
The developer proposes, subject to change, a 24-hour concierge, valet parking for one car per home, shuttles to rail stations, Pavilion and TRX, and two airport round trips a year.
How many lifts are there?
Nine passenger lifts in three zones of three, plus a service and fire lift. They run at 3, 4 and 5 m per second in the low, mid and high zones; the high zone has its own lift lobby.
What cars fit the automated car park?
Cars up to 2.1 m wide, 5.16 m long and 2,500 kg, and up to 1.55 m high for sedans or 1.75 m for SUVs. Collection takes about 3 minutes on average.
How does security work?
Car plate recognition in the car park, facial recognition and access cards at the lift lobbies, a concierge who takes visitors up, video intercom and CCTV in the lift cars.
Buying and completion
When will CloutHaus be completed?
Completion is expected in the first quarter of 2029. The sale and purchase agreement allows 54 months from its date. Sales were launched in the fourth quarter of 2024.
How far has construction gone?
As of 28 July 2026 the project was at payment stage 2B(i), which is the structural framework of the car park.
When do buyers get the keys?
The payment schedule estimates vacant possession in May 2029 for all three zones.
Which legal fees does the developer pay?
The developer pays the legal and disbursement fees for the sale and purchase agreement and the loan agreement, and the loan stamp duty. The buyer pays the memorandum of transfer (MOT) stamp duty.
Which bank and lawyer must buyers use?
Buyers must use a panel bank. The eight panel lawyers include Halim Hong & Quek as lead lawyer, Lim Soh & Goonting and Chris Koh & Chew.
What if the loan is rejected?
The booking is refunded in full on a bank rejection letter, or a WhatsApp screenshot of the banker's rejection.
Is money held back after handover?
Yes. Part of the price is held by the developer's lawyer and released 8 months and 24 months after vacant possession.
Is the strata title handed over with the keys?
The payment schedule ties one stage to vacant possession together with the transfer and the original strata title document, so the title is planned to come with the keys.
Is the tower designed for tremors?
It is designed to British and Malaysian standards for wind and horizontal loads. The structural engineers, T.Y. Lin International, note that buildings designed this way have performed well in tremors.
